Here’s a quick midyear update on what’s happening in the market.
2021 has been an exciting year so far! Today, I’ll share an update about what’s been happening in the market for the first half of the year.
In the Belton area, 37 homes have been listed in the last 30 days. Seven of those homes are still active, and 30 have gone to contract. In the first six months, 197 homes have sold.
In the Raymore area, 52 homes have been listed in the last 30 days; 10 of them are still active, and 42 are under contract. 290 homes have sold so far this year.
Over the last 30 days in Peculiar, 31 homes have been listed, 14 are still active, and 17 are under contract. A total of 123 homes have sold in the first half of the year.
Sellers have been getting the best prices for their homes we’ve ever seen.

253 homes were listed in Lee’s Summit in the last 30 days. 79 are still active and 174 are under contract. In the first six months of 2021, 1,032 homes have been sold.
When looking at how much time it takes for a home to sell, I always like to compare the year-over-year numbers. Just a year ago, it took a home 46 days from the time it went on the market to go under contract. This year, it only takes 23 days.
Ultimately, we’re in a fast-moving market with rising prices due to high demand. Interest rates are low, so it’s been a fantastic market for buyers to get pre-approved to purchase a home. On the other side of the coin, sellers have been getting the best prices for their homes we’ve ever seen.
