Today we’ll share the three most common mistakes that we see sellers make and give you advice on how to avoid making them:
1. Not prepping the home properly. When you're ready to sell your home, put your best foot forward and show off how great your house is. This will attract more buyers and buyers who are more serious. Make use of your Realtor’s connections and hire a staging professional.
2. Not understanding your tax implications. We advise you to get with your tax advisor to discuss the sale. Generally, an individual can receive up to $250,000 in proceeds on the sale of your home without any tax implications. Appreciation has been incredible for the last five years, so you could have a serious amount of equity in your home. It’s a good idea to get an analysis.

3. Accepting offers from sight-unseen buyers. There are likely going to be multiple offers on your house. If you get an offer from a buyer that hasn't physically been in your house, you don't know if they're going to follow through on buying your home. They may just be desperately throwing large numbers out there. Make sure the offers you consider are from people who have actually seen the house with their agent.
