How to position yourself well as a seller in this changing market.
Have you recently considered selling your house? A lot has changed lately, so today, I'm going to explain just a little bit about what has been happening in real estate and where you need to position yourself if you’re going to sell.
In our current market, the most important thing is to make sure you price your home correctly. Pricing is going to be 85% of whether or not your home will sell.
In the last couple of years, we saw prices rise, and now sellers expect higher and higher prices. However, we have to remember that some of those super expensive houses are outliers, not something to use as a benchmark. We have to continue to study the data to see what homes will actually sell for. Unfortunately, if we push these higher prices in the current market, there's going to be some disappointment with sellers.

This is because the market is shifting. With interest rates rising, some buyers have gotten out of the market. Therefore, we are starting to see the market normalize. It's not dropping like what the media wants you to think is happening. Instead, it’s just starting to flatten out a little bit. That means houses are going to take a little longer to sell.
Therefore, as a seller, you’ve got to understand what it takes to sell in this market. It's not just about sticking a sign in the yard, and you can’t ignore the preparation of your house anymore. You're going to have to do a few things to make sure your home is ready to sell. My team and I would be happy to discuss those things in detail. For now, just know that it starts with curb appeal, freshening up some paint, maybe changing out the carpet, etc.
