As we head into 2023, focus on these three adaptations in our market.
As we wind down 2022, which has been a phenomenal year, we look to next year and start asking the question: What's going to happen in 2023? Honestly, none of us can know for sure. However, certain things will tell us which direction we’re heading.
The thing I’m studying most is inventory, which is still very low. Right now, we have about 1.5 months of inventory. If you’re looking to buy a house, know that you will have fewer choices than you might want. If you’re trying to sell, this gives you an edge. Plus, sellers are receiving asking prices (or very close to asking prices) for their homes.

What will be different now as we move to 2023? Sellers have gotten very comfortable in the last few years, but there are some things they’ll have to do to adapt:
1. Prep the home for sale. Staging is necessary, as you want to show the house in the best light possible.
2. Make repairs. Think about some of the projects you have been putting off for a while.
3. Have patience. The market is constantly changing, so homes aren’t selling as quickly and aren’t receiving as many offers. Be confident in your sale.
